Koinonia Builders strive to be the leader of the construction industry. We want
our partnerships to be partnerships of the future, so we use the latest
technology in the construction of your new home or commercial building. In
addition to traditional wood frame buildings here is a sample of what else
Koinonia Builders has to offer.Insulating
Concrete Form (ICF) Buildings
Insulating concrete forms, (ICF), have become one of the preferred building
products worldwide for all of the right reasons. The end result leaves you with
a high-performing wall that is structurally sound, insulated, strapped, has an
air & vapor barrier and is ready for exterior and interior finishes.
What Are ICF Blocks and Lite-Deck?
Insulated Concrete Forms (ICFs) are revolutionizing modern homes and
commercial construction. They are rapidly changing the way we build and are the
future of the building industry. Popular for both residential and commercial ICF
construction, Insulated Concrete Forms create homes and businesses that are
energy-efficient, fire-resistant, sound-proof, and durable. Properly
constructed, they are tornado and hurricane-proof, and stand up to earthquake,
fire, and other natural disasters equally well. Many homes conserve energy so
well that heating and cooling costs are reduced on average by 30-50%. Insulated
concrete forms are growing an estimated 20% a year, and are considered a Green
Building material.
Ins ulating
concrete forms (ICFs) are hollow foam blocks which are stacked into the shape of
the exterior walls of a building, reinforced with steel rebar, and then filled
with concrete. The hollow blocks are stacked like Legos to form the exterior
walls of a structure. When complete, the interior of the wall is filled with
steel-reinforced concrete to create an incredibly strong and energy efficient
home or commercial building. Insulating Concrete Form construction combines one
of the finest insulating materials, expanded polystyrene (EPS), with one
of the strongest structural building materials, steel reinforced concrete.
The result is a wall system of unmatched comfort, energy efficiency, strength
and noise reduction.
When ICF is used in conjunction with Lite-Deck your family or business will
be extremely strong, energy efficient and quiet. Lite-Deck is "the solid
concrete alternative for conventional floor and deck applications. It is a
lightweight, stay-place form, made of site-cast or pre-cast concrete
that utilizes 18 gauge steel framing studs every 12 inches. According to the
supplier, Lite-Deck is recognized by FEMA to be an effective “envelope of
protection against deadly winds when used in combination with reinforced
concrete or masonry to construct a safe room and building.
After building with ICF, the finished result is somewhat like that used in
ship construction where individual sections of a big boat are stand alone,
self-sealing units. Where as on a ship, the main concern is the ability to
isolate duty sections from a spreading fire or sea water intake, the same
principle works to maintain climate control in an ICF and Lite-Deck built home.
There is no energy
bleed and sound transfer between floors.
What Are the Benefits to Building My
Home using ICF Blocks and Deck-Lite?
 |
- Superior Insulation
- Superior Structure
- Superior Sound Proofing
- High Indoor Air Quality
- Safety and Security
- Built in Vapor & Air Barriers
- 8.5 Times Stronger Than Wood Framed Buildings

In a traditional two or three story house constructed with wood framing &
floor joists, dry wall, and flooring, heat is going to bleed through the floors.
That is not the case in ICF construction. Once you get the house cool, it stays
cool. Once it's warm, it stays warm.

More Information About the Benefits of Insulating Concrete Forms (ICFs)
Among other benefits, ICF has the ability to withstand 200
mph winds, stabilize interior temperature, and reduce noise transfer.
Once you get the house cool, it stays cool.
Their is no energy bleed between the floors. ICFs
consist of closed plastic cells that together with concrete walls prevent air
movement creating an airtight seal around the entire perimeter of a building.
ICFs are constructed with reinforced concrete,
which tremendously increases strength and maximizes resistance to high winds and
storms. In addition, drafts typically found where conventional floor joists rest
on foundation walls, are considerably reduced due to the system's unique design.
Since there is no food value for insects in the
ICF system, the possibility of structural damage due to insects like termites is
entirely eliminated. Also, insects cannot penetrate the concrete core of an ICF
wall and therefore cannot enter your home.
Koinonia Builders would like their families to
have the safest, healthiest shelter there is. The use of ICF in construction is
a giant step toward providing those benefits.
Over time, insulating concrete form homes become stronger,
sturdier and require much less repair and maintenance than conventionally built
homes. As a result, they retain their value for a longer period of time.
Insulating concrete forms construction uses steam and cold
water to produce ICFs. No CFC's, HCFC's, formaldehyde or any chemicals are used
in ICF manufacturing process and no off-gassing is present.
ICFs are lightweight. This allows you to benefit from
commercial grade construction without heavy machinery costs. Forklifts, man and
masonry block lifts, cement mixers, heaters, tarps, all become obsolete with ICF
construction. The removal of these ongoing soft costs from the construction site
can be substantial.
